ニューヨーク市立工科大学の既存建築をアダプティブリユースで刷新
ニューヨーク市立工科大学（New York City College of Technology 通称 City Tech）は、アメリカ・ブルックリンの「ブルックリン・テック・トライアングル」に位置する大学である。建築設計事務所Shakespeare Gordon Studioは同大学キャンパス内に建つパールビルディングの改修を手がけた。本計画は、老朽化した既存施設の再編と機能更新を目的とするアダプティブリユースである。マンハッタン以外で最大規模のイノベーションクラスターとされるこのエリアにおいて、大学施設の再整備は都市環境の更新と密接に関わる取り組みとなった。

2019年に延床約350,000平方フィートのニュー・アカデミック・コンプレックスが完成し、キャンパスの中心的役割を担っている。一方で、Jay Streetを挟んで向かいに建つ既存施設は、長年の過密利用を経て空きスペースが生じ、再整備が求められていた。SGSはキャンパスの歴史的建築であるパールビルディングに着目し、現代的で機能的な学術空間への再構築を進めた。

パールビルディングは1922年に弾薬工場として建設された6階建ての建物である。1940年代に大学施設へと転用された経緯を持つ。広大なフロアプレートと高い天井、堅牢なコンクリートフレーム、大型窓、そして太い構造柱が特徴であり、工場建築の構造形式が現在も色濃く残る。築100年を超える建物には老朽化した設備インフラの更新という課題もあった。先端的な科学技術教育に対応するため、建築的特性と設備刷新を両立させる必要があった。SGSはまずマスタープランを策定し、レイアウト案、テストフィット、概算工事費算出、既存状況調査を実施した。その成果として、延床約17,000平方フィートの3階部分を対象とする改修が実現した。従来は実験室やオフィスなどが混在していたフロアを再編し、現在は4つの管理部門オフィスユニットと共用会議室、サポートスペースで構成される。中央の長い廊下が各ユニットを結び、明快な動線を形成する。

3階の体験はエレベーターロビーから始まる。壁、天井、露出した構造柱を包む鮮やかなイエローが空間に統一感を与える。かつての工場建築を象徴する構造体を意匠的要素として可視化した。照明計画と大胆な色彩により、暗がりになりがちな一角に明るさと活気をもたらしている。中央廊下にはグリーン、ブルー、オレンジ、パープルの色彩が配され、それぞれ異なる管理部門の視覚的アイデンティティを示す。各ユニット内部のカラーパレットは廊下床面へと連続し、直線的な空間に奥行きと方向性を与える。明確な色分けはサイン計画と連動し、ウェイファインディング機能も担う。

各オフィスユニットは広いフロアプレートを活かし、自然光と都市景観への視線を確保する計画とした。外周部のコンクリートカーテンウォールにより大型窓が連続し、内部に十分な採光をもたらす。個室とオープンプランを組み合わせ、将来的なプログラム変更に対応可能な柔軟性を備える。規則的に並ぶ構造柱は空間のリズムを生み出し、3階全体の象徴的モチーフとなった。天井には色分けされた吸音パネルを設置し、視覚的統一と音環境の向上を両立させている。フロア奥には共用会議室を配置し、ADA対応トイレも拡張整備した。旧実験室利用に伴う有害物質除去を含む改修を行い、建築設備、AV・ITシステムを全面更新している。SGSは建築設計に加え、家具、照明、グラフィックデザインも担当した。

Inside the suites, the plan makes the best use of the building’s expansive floor plate while ensuring that occupants are never far from views, natural light, and a relationship to the city beyond.

本計画は、歴史的建築の潜在力を再評価する試みである。かつては分断され、過密で暗い空間であったフロアを、明るく現代的な学術環境へと転換した。工場由来の大空間と構造体は制約ではなく、計画の基盤となる資源へと読み替えられた。ブルックリンのテック・トライアングルが拡張を続けるなか、既存建築ストックの活用は都市形成における重要な選択肢となる。本プロジェクトは、歴史的構造を活かした再生の可能性を示している。

Shakespeare Gordon Studioはニューヨーク拠点の女性経営企業（WBE）認証を受けた建築設計事務所である。2003年にエイミー・シェイクスピアが設立し、2016年にマーク・ゴードンがプリンシパルとして参画した。旧称SGVA。集合住宅、オフィス、医療施設、大学施設、研究施設、住宅など多様なプロジェクトを手がける。フィージビリティスタディから全面改修、新築まで幅広く対応している。
