The Perigon, a residential project led on Collins Avenue in Miami Beach

The Perigon, a residential tower currently under construction at 5333 Collins Avenue, is being designed by architecture firm OMA, led by Partner Jason Long. Situated between Indian Creek and the Atlantic Ocean in a rare section of Miami Beach, the project is a joint development by Mast Capital and Starwood Capital Group. The 17-story tower will feature 82 units and is scheduled for completion in 2027.

Maximizing the potential of its dual-waterfront location, OMA has conceived The Perigon as a collection of rotated “towers,” each carefully oriented to frame views of Biscayne Bay and the Atlantic Ocean while avoiding neighboring buildings. These volumes are lifted 45 feet above the flood line and merged into a single sculptural form, allowing for panoramic vistas and freeing the ground level.

“Miami Beach combines natural beauty with urban density—Collins Avenue often becomes a wall separating the city from its greatest asset,” said Jason Long. “We tried to make our building touch the ground as lightly as possible, opening views to the ocean and sky from within and beyond the site.”

At street level, the massing is carved to create a striking entrance along Collins Avenue and shaded outdoor amenities facing the beachfront. The upper portion of the building is terraced, responding to both the city and the ocean while creating a dynamic silhouette and varied spatial experiences. “By lifting the ends of the building 45 feet above the flood line, we create a porous site that opens views from the city to the sea while also offering residents moments of seclusion,” said Yusef Ali Dennis, Associate at OMA.

The landscape design echoes the geometry of the towers through braid-like pathways that define amenity zones and guide residents through a lush environment. From quiet gardens to water features, the outdoor spaces offer a sequence of peaceful discoveries. Inside, the 82 residences feature floor-to-ceiling windows and expansive terraces, merging the intimacy of private villas with the vistas of high-rise living. “The bundled form of this building creates zig-zagging floorplans with elongated units and numerous corners,” Long added. “With generous space available, we devised a wide variety of unit layouts that provide both open panoramic living and secluded, private areas.”

The project is being designed by Jason Long (Partner) and Yusef Ali Dennis (Associate) at OMA New York, with ODP Architects as Executive Architect. Landscape design is led by Gustafson Porter+Bowman, with Architectural Alliance Landscape serving as Executive Architect for the landscape. Interior design is by Tara Bernerd & Partners. The development is targeting LEED Gold certification upon completion.

About Jason Long / OMA

Jason Long is a Partner at OMA and leads the firm’s New York office. Since joining in 2003, he has brought a research-driven, interdisciplinary approach to a broad range of international projects. He oversaw cultural works such as the Faena Forum in Miami and the Quebec National Museum in Canada. His work includes large-scale adaptive reuse projects like LANTERN in Detroit and POST Houston in Texas. He has designed high-rise towers including Eagle + West in New York, The Avery in San Francisco, and The Perigon in Miami. Ongoing work includes the 11th Street Bridge Park in Washington, D.C., and new galleries at the Royal Ontario Museum in Toronto. Long was a key member of AMO and served as associate editor of Content (Taschen, 2004). He has lectured widely and taught as a visiting professor at Cornell AAP.
