A sky home overlooking Athens, Greece
Completed in October 2025, Lumen Residence is a duplex apartment designed by Block722 in the Papagou district of Athens, Greece. Conceived as the private home of the studio’s co-founders, architect Sotiris Tsergas and interior designer Katja Margaritoglou, the project embodies their philosophy of "organic luxury"—an approach rooted in craftsmanship, material honesty, and a deep relationship with nature.

Set on a quiet, leafy street, the south-facing corner site houses a boutique apartment block with five residences. The top two floors are dedicated to the founders’ family home. The lower level includes an open-plan living space and two bedrooms, while the upper floor features the main bedroom with a private terrace, swimming pool, and sweeping views over Athens. Every element of the home—from loose and built-in furniture to lighting and artwork placement—was custom designed to reflect the family’s lifestyle. Natural materials such as marble, wood, travertine rosso, and ceramic tiles were chosen not only for their tactile qualities, but also for the way they age gracefully over time. The design encourages a seamless connection between inside and outside, integrating greenery and sunlight into daily life.

Light flows through the home throughout the day, aligning with the body’s circadian rhythm. The result is not just a personal retreat, but a model for urban living that prioritizes wellness, connection, and timelessness. Designed by the very people who live in it, Lumen Residence exemplifies Block722’s belief that architecture should be crafted around human and environmental harmony.
