A New mixed-use Residential Complex Signals UVA\u2019s Next Phase of Campus Living<\/h3>\r\n

T<\/span>he University of Virginia (UVA) has selected Capstone Development Partners<\/a> to deliver a new upper-class student housing project on its Grounds, partnering with Elkus Manfredi Architects<\/a> for design and a joint-venture construction team comprising Hoar Construction<\/a> and Hourigan<\/a>.<\/p>\r\n\r\n

The University of Virginia\u2019s Emmet Ivy Corridor Student Housing project is scheduled to be completed for the fall term of 2027 and house approximately 780 students.

Scheduled for completion in time for the Fall 2027 semester, the project will accommodate approximately 780 students in apartment-style residences. The development will rise within the Emmet Ivy Corridor at the intersection of Copeley Road and Ivy Road and will consist of three residential buildings totaling roughly 310,000 square feet across five and six stories. A 19,000-square-foot dining and retail component is also planned as part of the development.<\/p>\r\n

The project is being delivered through a collaboration between UVA and Capstone Development Partners, which is serving as fee developer with responsibility for design and construction, while project financing is provided by the University.<\/p>\r\n

William Davis, Managing Principal at Capstone Development Partners, said the firm is committed to delivering housing that strengthens UVA\u2019s residential learning environment and supports vibrant student life on Grounds.<\/p>\r\n

Elkus Manfredi Architects CEO and Founding Principal David P. Manfredi described the project as an opportunity to contribute to the historic campus envisioned by Thomas Jefferson, emphasizing student housing as a place that fosters inclusion, health, and community.<\/p>\r\n

For Hoar Construction, the project also carries personal significance. Executive Vice President and Chief Administrative Officer Douglas Eckert, a UVA alumnus, said the firm is proud to help bring the development to life in partnership with Capstone and local contractor Hourigan.<\/p>\r\n

Mark Hourigan, Chief Executive Officer of Hourigan, highlighted the collaboration as an example of how strong partnerships can deliver long-term value, noting that the project will enhance campus life while reflecting UVA\u2019s enduring commitment to excellence.<\/p>\r\n
